For Sale By Owner (FSBO) FAQ’s
1. What percentage of FSBO’s sell and how does the sale compare to those that use a listing agent?
Nationally, only about 10% of FSBO’s successfully sell their home. Data consistently shows listing agent-assisted homes sell for higher median prices, 18% more in 2025.
2. What percentage of FSBO’s eventually use a realtor?
Over 20% eventually hire a realtor. Others rent their house out, or simply give up.
3. How much are real estate commissions?
Commissions are completely negotiable and typically run between 4-6% of the total sale price, which includes both the buyer’s agent and the listing agent. Commissions are not the most important piece in negotiating with an agent, many agents / brokerages will work for less, but you will also receive less service in return.
4. Do you have to pay a buyer’s agent commission when selling your property yourself?
That depends, as all commissions are negotiable, but it is generally a good idea to pay it as the seller as many buyer’s do not have that much additional cash available.
5. When does it make sense to switch from FSBO to a realtor?
Many FSBO attempts (a significant portion) eventually hire agents after the home sits on the market for several months. If you’ve had limited showings, low offers, or feel overwhelmed, professional help can often get better results faster.
6. What legal and paperwork issues should you watch for?
FSBO sellers must handle contracts, disclosures, title/escrow, transfer taxes, and compliance with state laws. Mistakes here can delay closings, lead to lawsuits, or cost thousands. Real estate transactions involve complex legal documents that professionals navigate daily.
7. How much time does selling a home really take?
Selling involves pricing analysis, staging, marketing, showings, negotiations, inspections, appraisals, and closing paperwork. Many FSBO sellers underestimate this and end up stressed or hiring an agent later. A good realtor manages these details so you don’t have to. You are paying for their expertise as well as their time.
8. What are the biggest challenges in selling your home FSBO?
Overpricing the home based on emotion or inaccurate estimates.
Your house will be seen by serious buyers who rely on agents, the MLS and major platforms like Zillow.
Poor-quality photos and weak online listings.
Inadequate or missing disclosures, which can lead to legal problems.
Not qualifying buyers or handling showings/safety effectively.
Underestimating the time, paperwork, and negotiation skills required.
